Buyer's guide
Buying in the Dominican Republic
Foreign buyers have the same ownership rights as Dominican citizens. With an independent lawyer and proper due diligence, the process is clear and can be completed remotely.
Several Dominican banks lend to foreign buyers. Non-residents are typically offered around 50–70% of the appraised value, depending on the bank and on the buyer's financial profile. Approval usually takes four to eight weeks and is always subject to the bank's evaluation. Pre-qualifying before you make an offer is advisable.
Approximate mortgage rates
Approximate mortgage rates range from 8%–9.5% annually for loans in U.S. dollars and 8%–15% annually for loans in Dominican pesos, depending on the buyer’s financial profile, borrowing capacity, and the specific loan terms.
Indicative rates, not guaranteed. Final terms are set by each lender.
Foreigners can hold full title, personally or through a company, with the same rights as Dominican citizens. Residency is not required to buy.
For a resale property, budget roughly 4–5% of the price: a 3% transfer tax, calculated on the higher of the price or the official valuation, plus legal and registration fees. Some qualifying tourism projects are exempt from transfer tax.
Reservation, due diligence, a promise of sale with a deposit, then the final deed and registration. A resale typically closes within 30 to 90 days. You can complete the purchase from abroad with a power of attorney.
An independent lawyer verifies the title certificate, survey (deslinde), taxes and liens, drafts the contracts and registers the transfer at the Title Registry. I work with trusted lawyers and can introduce you.
Financing terms vary depending on the bank, buyer profile, income, residency status, property and other factors. Information provided is for general guidance only and does not constitute a financing offer, a guarantee of approval or legal advice.
